Lead Maintenance serves as one of the leading faces of Velo Residential, including our corporate culture, mission, and values. The Lead Maintenance Manager will oversee all Maintenance operations of a Class C property undergoing renovations.

Responsibilities:

Include the following. (Other duties may be assigned to meet business needs)

  • Repair major and minor issues with equipment and buildings.
  • Complete maintenance and repair work orders, in a timely fashion.
  • Oversee the make-ready process.
  • Order and replace broken parts or equipment.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Maintain a clean community and a safe workspace.
  • Maintain a Swimming Pool.
  • Complies with Velo Residential's safety and risk-management policies by attending and participating in the community’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
  • Demonstrates customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.

Skills and Qualifications:

  • Minimum 2 years previous experience in maintenance or other related fields.
  • Familiarity with hand-held tools & equipment.
  • Deadline and detail oriented.
  • Ability to handle physical workload.
  • Employees are sometimes required to work for extended periods of time being flexible in the hours which could include nights and weekends.
  • Must have the ability to react and address all emergency situations in a timely manner. Must be available to handle emergency calls.
  • HVAC Certification.
  • Pool Certification (Preferred).
  • Spanish (Preferred).

Position Supervision: Employee reports directly to the Community Director.
